Capacity leasing

Capacity leasing and site transactions

For occupiers who need megawatts, and for the operators, developers and owners who have them. We run the search, the listing and the introduction, and we stay involved through to signature.

For occupiers

Tell us the load, the density, the cooling, the term and the date you need to be live. We shortlist from the market and from positions that are not advertised, arrange site visits and technical diligence, and work alongside you through heads of terms.

  • Colocation, private suites and wholesale halls from 250 kW to tens of megawatts
  • Powered shells, ready-to-build campuses and powered land
  • GPUaaS: hosting for your own systems, or reserved and on-demand clusters

For operators, developers and owners

We list available capacity anonymously, qualify every enquiry before it reaches you and make introductions in writing, so the chain of introduction is always clear. We also advise on sales of operating data centres, powered shells, ready-to-build campuses and powered land, including portfolios.

  • Anonymised public listing with standardised fields, or a targeted private search
  • Buyers and tenants qualified on capital, timing and technical fit before introduction
  • Fee agreed in writing with the party we represent before any introduction

Process

How a placement runs

  1. Brief

Requirement or capacity, confirmed in writing with the fields the other side will ask about.

  2. Terms

Fee letter and mutual NDA with non-circumvention agreed before any introduction.

  3. Match

Anonymised listing or targeted search; only qualified counterparties are introduced.

  4. Diligence

Site visits, technical review and data room access under NDA.

  5. Signature

Heads of terms through to a signed lease, licence, service agreement or sale.

Confidentiality

Listings are anonymous. Site, client and pricing detail is shared only under a signed mutual NDA with non-circumvention, and introductions are made in writing so every party knows who introduced whom.

Fees

Agreed in writing with the party we represent before any introduction is made. Buyers of capacity are not charged unless we have agreed to act for them.
